Delicious, fresh breakfast
Thank you for the very warm welcome, Denise, Matt and Nelson. We had a fabulously peaceful stay. Really comfy bed, thoughtful additions in the rooms and a delicious, fresh breakfast. Rockstone Cottage is in an excellent location in the West Wight, with easy access to beaches, great restaurants and a cracking beach bar.On a cracking bus route, too, so you can have a few drinks further afield and get home cheaply. Marvellous!

Fantastic midweek stay
We had a fantastic midweek stay and would not hesitate to return. The B and B is spotlessly clean and the owners extremely kind and helpful. They also have a gorgeous 5 month old pointer (who they only introduce you to if you ask- he is not roaming the house or anything like that so those who don’t like dogs would have nothing to worry about!). Breakfast was a real highlight; fresh, delicious, plentiful and served in a lovely room. Location right near Colwell Bay is fab and the beds were super comfortable. Very good value for money as well - thank you Denise and Matt and we hope to be back soon!

Extremely clean beautiful cottage
We have just spent two lovely days with Denise and Matt in their beautiful cottage . It was fabulous so comfortable, extremely clean the food was cooked and presented to a very high delicious standard. Denise & Matt were the perfect hosts a huge thank you to them both. Highly recommendable

Rockstone Cottage Booking Terms & Conditions

Rockstone Cottage is a family home, run as a Guest House, offering bed and breakfast.As we are not a hotel, we reserve the right to accept and refuse guests according to our Booking Conditions.By making this booking you are entering into an agreement with us, so please read our terms & conditions below.

Payment:
The price of the accommodation is per room per night and includes breakfast.A deposit equal to the first nights stay is payable upon booking.The deposit will be refunded only in accordance with the cancellation conditions.
Full booking balance to be paid upon arrival. Payments accepted by debit, credit card and BACs.

Breakfast: Breakfast is served between 8-10am
Pets:Sorry, we do not allow pets
Acceptance of children:We are an Adults only premises – unfortunately we cannot accept children under 18 years of age.
No Smoking Policy:The premises are a smoking free area.Any guests smoking on the premises will be asked to leave and to pay an additional cleaning charge.

Booking procedure:We ask you to provide us with your postal address and contact telephone number.Failure to provide valid information may result in us cancelling your booking. If you contact us by email we respect your privacy and will not share your email address.

Cancellation conditions:
If the booking is cancelled 30 days or less before arrival, then a charge equal to the first nights stay will be made.
If the booking is cancelled 7 days or less before arrival, then a charge equal to the full booking amount will be made.
In the event of a no show or booking reduction made after arrival date, then the full cost of the booking will be charged.
By making your booking, our agreement is a legal contract.If you cannot take your holiday and the booking cannot be re-let, you are still liable to pay for the booking in full, even if we have not yet received your balance.If we do succeed in re-letting the booking, you are no longer liable for the balance, or we will refund it to you if you have already paid it, less a £10 administration fee.
We would recommend that you take out cancellation insurance to cover this cost.
Non-availability of accommodation: We would only cancel your holiday if your accommodation was unavailable for reasons beyond our control. We would however attempt to offer you alternative accommodation.If this was not possible, or unacceptable to you, then we would refund all monies paid by you for the holiday. Our liability would not extend beyond this refund.

Arrival: You may check in from 3-6pm on the day of arrival, unless agreed by prior arrangement.
Access to rooms: We clean & service all rooms daily unless requested not to. We hold master keys to all bedrooms and will only enter to service the room, or to carry out any necessary essential maintenance.
Departure: Please be ready to leave by 11am on the day of departure, unless otherwise arranged.We will provide you with an invoice upon request via email.
Bedrooms: Our rooms accommodate a maximum of 2 guests per night.
Liability: We do not accept any liability for any damage, loss or injury to any member of your party or any vehicles or possessions, unless proven to be caused by a negligent act by ourselves or any employees or contractors whilst acting in the course of employment.
Unacceptable behaviour: Rockstone Cottage is a place to relax and unwind.Anyone under the influence, or who appears to be under the influence of alcohol or drugs may be refused entry or asked to leave.Threatening, abusive, or anti-social behaviour will not be tolerated and anyone demonstrating this kind of behaviour will be required to leave immediately.As will any guest that misuses our property or gives us cause for concern for our safety, or that of our guests.Guests will be liable for the full cost of the booking if we are unable to let the room.
